Section 8 is not such a bad thing, yes it has flaws just like non section 8, and as far as the tenants, tenants mess up non section 8 just as section 8, the key is screen your tenants, just because we on section 8 doesn't mean we're just mess ups, section 8 is needed for low income ppl and elders, 

Living in the rust belt there is more of a demand of people looking to rent so it is fairly easy to find people, but I am a little bit more thorough with background checks so I may sit on a property for a month and wait for decent prospects.That being said my scenario (A): I just bought a house that was up to sell quick because the previous owner is elderly with dementia without  any kin.

Two weeks later I got a call back from a elderly lady in a convalescence home that was related to the owner.  

The owners are elderly, and they've been taken advantage of by the tenants, so I'd really like to help them out.Thanks!

I am looking for some general conversation about elderly buyers and my exit strategy on a property.  

Below are some of the stats on the property.The home is currently occupied with an elderly tenant (92 YO) and we are looking to purchase the home well below market value.

Basement unit rent-$415 a month-7+ year elderly tenants1st Floor-$550 Rent2nd Floor-$550 RentTotal=$1515 a month/$18,180 per year-This will pretty much break even only with the basement rented.

An elderly man and his grandchild comes out to look at his house for rent, the future renter or squatter offers a 500 deposit and 6 months of rent in advance.

You don't have to be a banker to think that payday lenders are sleazy, or a paving contractor to think that Travelers preying on elderly people with paving scams are sleazy.
