A PMC is the ONLY one that will deal daily with your property.Here's some copy & paste advice on hwo to screen PMCs:Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

@Zach Howard the basics of the Rental Purchase Calculator is easy to understand and replicate.Google and you can find many similar spreadsheets for free.

I know this will be a trial and error for myself but if it was easy everyone would be doing it right.

Hi Mary - your post is so succinct which makes for easy reading. ;-)Some things come to mind-do you host yourself, have a property manager or co-host, is your STVR dog friendly, do you have king beds, where is your market, do you have professional photos etc.

But as said above it is not an easy job and the salaries are not great working for someone else. 

That's easy compared to trying to fight and erroneous $13k water bill (a real issue we had) or an insurance policy tripling (that too).

Stefano You need a team, buying a property is the easy part.as a Foreign citizen there is a tax FIRPA that you may have to pay and is 15% of Sale price.Need an accountant, a lawyer and a relator that understands that. 

When I'm figuring out how to price an Airbnb I always cross-reference AirDNA or PriceLabs to get an estimate on what the income would be.

To make things as easy as possible, I send a monthly Zelle request about a week before the rent is due.
