Here are some tips on doing comps when you do them:1. use the same bed count, go up or down a half bath2. start at a 1/2 mile radius from your target house (expand 1/2 mile each time to get more comps)3. start at 3 months back (expand 3 months more each time to get more comps)

No way would I pay someone else $10,000 just so they would take half of my earnings.I think you could do better for yourself just using communities like this and taking $10,000 and to learn as young go.

The shame of it is that it can take a year and a half and $50,000 + in legal fees to just clear your name, even if you didn't do anything wrong.

When I look up this question on internet, it always says that in NYC, its the tenant who pays ...but in reality I am told that about half of Brooklyn listings are no fee (meaning that landlord pays) in order to get it rented fast.
