I know its expensive but you will be well protected :)Or you save a lot of money and be better protected by doing this consistently and well:-carry appropriate types and amounts of insurance-sign contracts with indemnification provisions- obtain all necessary licenses and permits to operate your business-ensure all vendors/contractors are licensed and insured and list you as additional insured-sign well drafted and fair leases and be a responsive landlord -be an active owner or hire an active PM  who avoids or at worse timely eliminates premises liability exposure The strategies you often read about are sold by alarmist asset protection companies who fail to disclose how impractical they are.

Bring these concerns to an attorney for him to draft the operating agreement.Some things to discuss would be 1) What happens if partner A Dies2) What happens if Partner A wants out of the partnership3) How long will this partnership last?

Or maybe the ESA letter is from a bogus online source that isn’t acceptable.

In order to get the attention you want through online ads (which last I checked Facebook ads require such a wide range for the demographic that it is almost not worth it), you would likely need to spend literally thousands of dollars. 

Create an Online Presence: Build a strong presence on Facebook, Instagram, and a credible, professional website.

It should be on line, look it up.

@David Felt hopefully you had an attorney help you draft the lease, ask them what you can and cannot do within the bounds of the lease and your state laws.

I think I can get a policy online with the other requirements, but this waiver seems to be more difficult to find.
