If you're only considering fixing the space and renting it to some other business which doesn't have any synergies, then this should be evaluated as a pure investment of capital, and you should weigh that investment vs. an investment in your business, which would yield higher returns.Also interesting is that you have very intimate knowledge about the distressed state of the seller, which most people will not have, and also pretty good knowledge about the building, as you've been there awhile.

, so while it is nice to be boots on the ground, it isn't always necessary as long as you are investing in quality properties (ie not low-tier C/D /distressed properties which really do require that you be hands-on) and have a team you trust.

Don't pay off your mortgage, get that cash to buy some distressed properties, fix them up, refinance to get your cash out, put a tenant in the house to pay your mortgage and repeat..BRRR!!!!

These were all conventionally financed, 3/2 or 4/2 distressed properties, except for my residence.
