You are absolutely presumed guilty until proven innocent and don't even think about getting discovery.  

At least get in the ballpark and using the Commercial Offer to Purchase contract, use the Approval of Inspection contingency to allow renegotiation of the price upon actual discovery of issues.

We have gotten passed the discovery stage and now would like to expand on that side of the business.How have you experienced companies (or yourself) structuring their salary/commission split for a new property manager that is solely seeking new clients/homeowners?

We can also note, the astonishment that seemingly prevails when the general discovery occurs that there is no great training or single course or book to read to understand it all or take it all in.

I understand both sides of it.Sometimes regardless of what people are told they have to go through the process of self discovery and reaching their own conclusions about the effectiveness or NOT of certain techniques used for investing.The reason bandit signs are not talked about much these days is they have fallen out of favor in many parts of the country.In some areas there might be an ordinance against stationary signs but not moving ones or having a person hold a sign on a corner for so many hours etc.

So yeah, I'm trying to be my own risk manager and the first step is discovery of understanding what the typical uninsurable risks are. 

It's not that hard to figure out what they're really up to.It's also extremely easy to figure out where they fear the discovery of their inadequacies.
