I’m not that dumb that I would put in a signed offer before understanding some aspects of benefits.

Like Mija noted, they cost real money and time to maintain, and I simply was not deriving enough value from either.I had no intention of GC-ing jobs for clients, which is about all it would have allowed me to do that I can't do already.

I though the benefit of having this membership structure was to cancel the subscription (eviction) without have the traditional lengthy process.

It is important to factor in all the benefits of house hacking into your calculations, i.e. amortization, appreciation, income, & potential rent avoidance.

I don’t think arbitrage is worth it - it’s kind of like the baby step into STRs that hook people into taking all the risk and doing all the work and missing out on 2 of the 3 reasons to invest in real estate: tax benefits and appreciation.much much better to buy and own your own STRs.  

Also, knowing the tech terms for a project benefits u bc guys will know you know SOMETHING about what is involved.
