I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

If your PM is unable to demonstrate their process to your satisfaction then I suggest you either help train them to do better or find another PM.People turn their money over to investors all the time.

Again, being very focused on key buildings close to new constructions being delivered in 2-4 years, in key growth areas, you can get good deals and cash in apprecitation in the mid-long run.In older buildings, if you are not financially solid, it's recommended to sell before HOA and Special Assessment will put you out of business.
