@Darrell ShepherdI just talked to LendingHome's rep and their loan program is pretty sweet if you need their help.90% Purchase, 100% rehab (taken out in draws), 4-18% (depends on experience and credit), better to have a business rather than personal, but they work there, too, 6-12 months, interest only payments (must have 3 months reserves), some doc (bank acct, etc), no major hits on your/business credit (judgments, BK, liens, criminal, fraud, etc).

But if you actually read the FCRA, it covers all third party sources of information, so if you get eviction or criminal reports from a third party rather than getting those from the courthouse yourself, then the FCRA applies and a letter complying with the provisions of the FCRA is in order.

I do the background check (criminal, credit, eviction) and call references checking employment and talking to current and past landlords, usually all within one business day, then assuming they qualify let the other prospects know.

@Alexander Felice - I see both points; however isn't there some sort of moral or ethical obligation to the neighborhood in which your rental units are present to not be blind to criminal activity taking place on your property?
