Hi Tomasz,I am not a lawyer and can’t provide legal advice.What I do, for the only property I have like this, is to list a charge for utilities, the rent, and the total monthly due (rent + utilities) in the lease.This way I can contrast the utilities charged vs actual expenses.I haven’t needed to prove the differences yet.

And try to use an accent color (or metal) that "pops" as a contrast. 

Compare and contrast.....Make sure that everything is in writing and priced out in specifics.
