@Sara W.Out of state investing can be very profitable, but you need to have a strong local team wherever you invest which is comprised of an agent, property manager, lender, and contractor.

Coordinating cleaners, people wanting discounts, sending check in and check out instructions, coordinating supplies for toilet paper, soap, shampoo...  

Otay Ranch is largely comprised of new construction developments as you had mentioned and in a relatively "safe" area.

Be aware that much of Fort Myers is comprised of large master planned communities with HOA's that may have limits on rentals.
