Your post-tax return on investment will need to outperform your current returns, ... compounded for a lot of years until you retire. 

As I'm sure you know, it isn't as important of how much money you put in, it's when you put it in and how long you let it sit and compound and grow.

So do we take the risk and push them into an annual lease knowing they might walk and take our chances with the season, or do we give in to the 6 month lease and hope they bow out at the 6 months that are best for us?

On my recent closing the inspector found issues such as: missing window locks, rotten windowsill and doorway trim, furnace was not clicking on, bathroom ceiling on 2nd floor had a slight bow to it.I asked the seller to address these issues and they were more than happy to do so, as well as removing a large swingset/play fort from the backyard. 

There's a dude with two buckets of joint compound and a ladder siting on a piece of sheathing in the back of a new, lifted F-250 long box diesel working across the street right now.

Save it in case the expense comes up at some point in the future; invest it so the money compounds in the coming years; donate it to a worthwhile charitable cause; spend it on some toy or doodad that keeps burning a hole in my pocket; whatever.By including the money in the Contingencies category, I've already "spent it" on something.
