I have not pulled the trigger yet on a second property due to risk averseness, lack of capital and analysis paralysis.

After doing it for 7 months I realized that the problem wasn't my approach or the letter itself it was more the competition in my market.

Really competitive pricing, and their electricians are super knowledgeable and do great work.For HVAC, Standard Heating and AC have done quality work on an AC installation, as well as servicing multiple furnaces at my properties.I don't have a good rec on a plumber in the area - all of the outfits in the twin cities I've contacted that have more than 2 employees seem to not want to touch small/medium-sized jobs, and overbid pretty aggressively as a result.  

Their time and experience is valuable, and most do want to help, but are busy like everyone else.Starting out is the hardest, because weldon't lack motivation, we tend to lack clarity on what we are trying to accomplish.

But this kind of info also leads to UBER competition, those buying homes to live in 90% of the time will out bid an investor though.

While the market appears promising, it does seem to come with higher prices, rising HOA fees, and increased competition.

While nearby multi-family duplexes might slightly impact the appeal for certain buyers, they shouldn’t necessarily lower the resale value if the house is well-renovated and priced competitively.

Fortunately, that same fear and lack of experience in these market conditions have worked in our favor over the last two recessions, which is how and where we have seen our greatest growth and success.

Good thing one constraint to home sales — the lack of supply — is easing.
