you should have her and him sign a break lease statemebt, which agrees to end both parties obligations. if they are combative to this you can threaten to file for eviction, which will show on both credit reports. they are absolutely obligated to pay feb rent, and then you would return half after they move out. security deposit should also be sent in one check, with both names. do not put yourself in the middle of their issues.
