Something like ok, last month I took an off-market tenant occupied worn down SFR, seller wanted it ran off-market, in 10 days we had 4 offers in hand and went through over 2 dozen conversations looking through details to consider offers.

I wanted to ask and start a conversation about what additional/creative ways people have used to increase rental income or ROI on a property as a whole (such as ADU, converting garages, Airbnb, certain high ROI rehabs).

I'm 1000% transparent in all things, so having the conversation early with buyers is better and it also helps me gain advantage on my 'competition.'

I had a few conversations with Cheryl as well as a couple references that she sent me as well as a few that I found on my own.

If you don’t have a trusted lender contact, I’d suggest 1) Start having conversations with agents & vetting them, 2) Mention in your first conversation with the agents that you’re ready to get pre-approved and ask if they have any lender recommendations.

That's not a fun conversation to have, so rest assured the PM would much rather just collect rent on time to make sure they get their 10% and pay the owners on time, even if they get 100% of the late fee.

I would at least find a new PM or have a serious conversation with them and the owner.

Even if they were, you aren't going to get them to the bargaining table for a one on one conversation, where the two of you can hash out an offer. 

Currently, we have boilers and radiators that we want to remove to create space in the basement for a future conversion into another dwelling unit.
