Me and my girlfriend (real estate agent) are looking to start our own Property Management Company but it looks like most places require either a Brokerage licence or have a Brokerage in charge.

top two reasons:1. they can usually command a higher price through a real estate brokerage. 

And so as I moved on and owned RE brokerages I would give my starter agents listings I did not want or have the time to work so they got paid to learn and me as a coach.. so same thing today being on a formal team your handed leads..

Wormald I think usually hires in house sales agents but they are typically licensed with a brokerage.

I've thought about listing a house that was not yet completed, and I do see other builders in our area doing this, but wasn't sure how that would work, especially with me being a listed agent (and therefore everything would need to go through my brokerage, and commissions paid out).

@Michael Chalke, I'm not sure about NY's laws but I believe an associate broker is working for a brokerage under another broker aka the "broker of record".

You should start speaking with potential brokerages whenever you are almost ready to jump into this one-of-a-kind industry.
