Aside from boosting my credit score and bulking my savings -- both of which take time -- I am not sure what other options are available to finance my first purchase before my self-imposed deadline of September 1. 

Since as a FL resident she will have no state tax she'll be able to boost her ROI significantly if her business assets are in a tax advantaged state as well.

You found it, they bought it, you both can co-own it.If you're more of the "lone wolf" type, boost your income so you can buy your own rentals and start building that passive income so you can afford to not work your day job so hard.

Now, let me say that I did close multiple deals with said individual only to figure out a couple months in that our moral points of view were very differents.
