So if this new home goes up in value you are creating a tax bill you wouldn’t have if it was a primary home first instead of a rental. 

Additionally, I am in the process of closing on a commercial property, which requires a $300K down payment by October 15.If I settle the tax bill, I won’t have sufficient funds for the property down payment. 

I certainly don't want to harrass her - she is a single mom like me and I am sure has a lot going on - but I can't afford to foot the bill for all of my mortgages (working on properties 2 & 3 now) if my tenants don't pay...

Can you tell me how/where to get the free account because when I went to their site, I only see that there's a free trial for 15 days and then after the trial, the least costly account is their Starter Package which is  $10 / user / month (billed annually), or $12 / user / monthly. 

There have been stories of tenants intentionally causing damage, such as purposefully leaving a faucet running to increase the water bill and damage the property.

Rent Relief (I think it came from the Covid Rescue Plan) just paid 7 months worth of rent (past and future rent) as well as her water and gas bills.
