If you go commercial 5+ units, then you can put them in an LLC with a commercial loan - those will require personal guarantees.You should look into just beefing up your liability insurance, maybe with an umbrella policy as you grow.

I would personally love to be able to go to the school of Jscott or any other person in this thread that real estate is their business and mentoring/education is not part of their business model but a hobby or simply a byproduct of their success.

Besides the selection of a PM, using one has two major decision points:remote properties, or legal requirements(16+ units) may force you into oneand the cost / benefit of the PMIf YOUR motive is to offload as much work as possible, then the benefit is most important to you as long as the cost doesn't run the property into red ink.If you don't mind the lower profits (NOI - PM expense), then it's back to selecting a good one.My beef is with asset management: no one will take better care than you and believe it or not, the PM wants you to have profits so that you will continue with them.

Not being an attorney, I cannot judge whether such structures provide the legal benefits they are meant to provide and whether they are necessary.My main beef (substitute soy if you're vegetarian) with them is that investors do not follow the burdensome formalities required to maintain integrity of these structures.
