I give new tenants a guarantee of rent rate to stay the same for 6 months and if they terminate prior to 6 months I charge a $250.00 redecorating fee off their security deposit. and  it has worked I seldom have had anyone stay less than a year and average is 2-4 years...

if any of that happened in September, then it goes against the September rent roll that may have been collected on the 1st, the PM fee should be broken down into the 30 days as well and you only take out 6 days, that was terminated. demand receipts for the work and the paid energy bill.

That just isn't going to happen.If a tenant willfully wants to leave and wants to settle the obligation for the remaining term of the primary lease for a discounted amount then generally a landlord has prepared by an attorney an agreement to vacate,lease termination, and a settlement agreement.No legal advice given.
