Just grab a drink and chat real estate with 30-50 other investors there. 

There is nothing wrong with owning rentals but you simply cant drink the got to have as many doors as possible as quick as possible cool laid unless you have the financials to back it up.

And by "grab coffee" I mean we can both drink coffee in separate locations while on the phone.

We don’t drink anything other than water/tea/coffee (at home), and we don’t drink alcohol.

Recommend staying in, food and drinks pick up only, etc.

If you get into working with tenants and realize you hate it, at lease you only have one person to deal with vs. 20+.3) You can learn the business and the law at a steady pace vs. drinking from a fire hose. 

I realize this is a bit off topic, I've been drinking too much coffee and reading too much WSJ for my own good.
