Just like 9 out of 10 folks who frequent BP come and go and never really do anything past buying a rental or two.. but its the dream man its the dreamFor every one of @Steve Vaughan  there are 95 that will Never get were he is.. you have to follow his career path and admire it .. ground up worked hard  and now is living the life that most newbies are dreaming of.. but I don't know maybe he learned it all from Carlton Sheets..  

Just look on this website, tell them how great they are and how much you admire them, then ask away!!!!

While @Caleb Heimsoth is spot on that you can avoid PMI by putting down 20%, and that's an admirable approach, I wanted to add a few thoughts.First, make sure you calculate the cash-on-cash return/yield on every property, not just make sure that the raw cash flow meets your minimum requirements. 

I just wanted to follow up and let you (and the rest) know the outcome.The landlord got back to me and explained that because she lives across the street from the property, she wanted someone in there full time, and actually found a renter that would sign a two year lease.BUTShe also said she really admired my creativity and having the guts to reach out to her.

I've always admired what you've been doing in Houston from afar!

It's great that you want to do good by your realtor, that's admirable, but remember they're not philanthropists.
