That being said I have two 3/1s and one has always had a couple in it who has just liked having a spare bedroom and an office as well as their bedroom and the other has had a single mother and one teenage child for multiple years.

If the kids are opposite sexed teenagers, a 2/1 really isn't a good fit for them in our opinion... but some (read: MANY) tenants will jump at a 2/1 even if they have 6 people in the family.

It reminds me of a teenager begging and seeking out his/her independence/credit, but isn't quite ready to drive on his/her or cook for themselves just yet, but you know by looking at them and speaking to them that they will be ready and prime when the time comes.
