When reading a book from a bigger pocket, they recommend avoiding structural / foundation issues.

@Austin JamesUnderstand the area, the current tenant base,the median income, is it in a flood zone, the age of the asset, the condition of the plumbing, the electrical wiring, the fuseboxes, the age of the roofs, the age of the mechanicals, the condition of the foundation, the drainage of the property, does the property have a C of O, is there ny environmental concerns such as oil tanks being buried, the current property management company, what are the amenities.These are just a few things to look out for.

Will the bank loan on them if i own the land and building on permanent foundations?

I've done a bunch of research on this company, and found at least one case where they DID NOT scrub data they sold against the Fed DNC list (Do not call list). 

If you are in an area where foundations shift (like Austin, TX), the tile will crack.

My realtor and I literally drove around and found at least 8 facilities in a 10 mile area....all were at capacity with waiting lists, and none were interested in selling.

I mean, no one told me to go find the owner of the cat skeleton I found at the first place I ever bought at a tax auction.
