Have you considered tapping into your existing rental equity for the down payment?

I buy homes as a primary residence with 5% down and move into them keeping my previous as a rental and the area that I live doesn't have new builds that would work for us, otherwise I would buy a new build. 

Instead of discussing the possibility of owner finance with sellers - what if I offered the opportunity to  JV where they are the equity partner?

In most cases, I don't recommend renting out your primary residence especially if you have no rental experience and that is because usually your primary residence was bought without the idea of renting it out.

It sounds like she's been renting, so there is no equity in her home. 

If its an investment property and you want to buy out your partner, while you probably have a really good rate - you could get a loan if you have the equity in that property.
