To get technical about it, if the rent is $1,000/month, the lease is for $12,000, and we're allowing twelve installments of $1,000 due on the first day of each month.Some companies end leases July 20-23 and don't start new leases until August 12 but still charge for the full 12 months.

Have them on standby to step in and get the process going to rent it properly.

The installer said it will be ~6-8 hours job and can finish within 1 day - but the tenant says he wants to have 1 day relocation and need to stay out of home for 1day. 

Confirm with your CPA that any excess loss was reviewed for NOL calculation and properly carried forward.

Screwing a 4x4 screen into a roof would probably not show up as an "installation". 

Check with your lender and consult a tax professional to ensure proper structuring for interest deductions.

I recommend learning a bit on how to read the financials, but find yourself a great Accountant to help you analyze the financials and tax returns to make sure things make sense and are proper.
