Once you have hit your 10 limit, you would then move on to either Non-QM / portfolio loans, or you refinance most of your properties into a commercial blanket loan, thereby freeing up your Fannie Mae / Freddie Mac slots for a new round of 10 loans.The caveat is that when you do the Non-QM / portfolio or the commercial blanket loans, that you are not required to have a personal guarantee on those loans, otherwise if they require a personal guarantee, then the still count in the 10 financed property rule.

So I’ve polled a good chunk of syndicators and they’ve all said something similar to you michael- the ability to raise capital is key.I’m going to start doing that with my single family houses so I’m better positioned in a year to bring some value to the table for a GP slot in a syndication.How much capital are you trying to raise michael?

My experience with section 8 has been a 1 year lease that paid like a slot machine every month on the 7th , but the downside has been in 1 year they move to a new clean house, because I swear they have not cleaned in the last year, and i have 2 to 3 k worth of damages.
