I'm in a beach market so that isn't an issue for me since its so seasonal.Proper is the gold standard for this type of insurance but you'll pay like its actually gold :) 

check out ocean lakes resort myrtle beach sc, you can get into a lot of properties for 600-800k stilt beach home-4 -5 bed with a 70-90k gross revenue. great rental area, has no str restrictions and is 318 acres gated and secured straight to the ocean.

my clients are ok with lower returns for a beach front property in Southern California, but won't even consider a 20% return in dangerous neighborhoods in Detroit.2.

Other areas I considered: Nashville, Tennessee and Florida Panhandle (Fort Walton Beach, Navarre Beach).

Like a PM said a condo across road from the beach only generates 30k revenue  but my sister lives in a neighborhood 30 minutes from the beach and the owner of a house next to hers claims it pulls 60k....

I have family that owns several STR homes in Seaside, Watercolor, Rosemary beach, and Aly's beach.
