A few things crossed my mind as I read through this post of how you could work with your friend:  1) You could borrow funds and provide a return in the form of interest.  2) You could do a Joint Venture where you use their funds, you do the work and flip a property and split the proceeds.  3) You could do a JV where you use their funds, you do the work and possibly refinance and hold the property together.
