It doesn't appear that the motivation is to break the lease because she seems to get along with the 2 other female housemates.I am not sure as to how to even approach answering this?

Hi there,Never owned a home in the States, getting to ready to buy one in a small city near a university with the plans to rent it out to female students.

I just rented out my house to YWAM (Youth With A Mission) that will house 14 female students. 

Flips are fun for me, I struggle more in the "finding property" stage.Also, not sure if it posted earlier, I tried to update my prior comment to suggest house hacking your house if you have a spare bedroom to a female roomate. 

Remember that females make the final decision for most property purposes...they focus kitchens, bathrooms, and closets. 

The female tenant just told me today that she registered their current dog and the new puppy as emotional support animals. 

I also wanted to search for apartments by sex of the owner (a female might be more likely to stay in a female owned listing I would think), etc-- but also, no way to search for that.

If you plan on catering to the female athletes - rebuild your closets to make them more functional, enlarge them if you can, deck out the bathrooms and kitchens and you'll have no problem filling them.  

Historically, when renting on a per room basis have you mixed male and female tenants or do you try to keep a property all one gender?
