I work with an excellent closing attorney & title company in VA that is very investor friendly and familiar with wholesaler transactions.

I'm not familiar with investing in your area, but the insurance in particular appears very reasonable compared to the costs I see in OKC.

When a loan is brokered out, it often leads to uncertainty because the originator may not have all the details upfront, especially if the lender's preferences change or they're not familiar with recent updates.

This is my first auction purchase, so any insights or advice from those familiar with this process would be appreciated.

Don't forget to familiarize yourself with local laws and regulations; hiring a local attorney can help navigate the legal aspects.

If you decide to stay in CA I would definitely suggest getting to know a good tenant/landlord lawyer that is familiar with lease creation and knows the process well. 

I am a single mom but have been working hard to become familiar with this new world, and my long-term goal is to buy more rental properties over the next 10 years.

We are currently looking in the northern Kentucky area since we are familiar with the region.
