I was under the impression that Newport and Claremont don't rate highly...how big a factor is that?

Its like the above post HUD dictates the "minimum," but banks go over and beyond (overlays) as well.In my case we qualified either way because the borrowers had strong incomes and credit in addition to the 75% of the gross income (added to borrowers monthly qualifying income).Its important to note that the above income use of 15-25% vacancy/operating expense factor is to calcualte income for DTI purposes not the self sufficiency rule which is 25% and is for a completely different purpose to meet the SS guideline.

But appreciation rate can vary widely from market to market depending on what state is this years flavor and what billionaire is moving some factory to where.  

That's an overlooked factor . i dont know how skilled is reglazing , but if it needs more skill , then I tend to stay away , I always look for things that are easier to do for any one , almost DIY level . even if the materials are more expensive .
