It would be interesting to do an analysis on the 10-20 year return pattern of cashing out a portion of your funds, pay the tax and invest in potentially better performing assets vs the REIT returns. 

Does anyone have any actual data on the return on this component (previous appraisals, paired sales analysis, comparison on new construction with/without rooftop decks)? 

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

Have the rental agent give you a full rental comp analysis for that market.  

I use DSCR products every time because of this exact analysis with my own CPA.  

PIN has excellent Everything reports that bank appraisers do use to assess the value of a property but you're better off working with agents in those markets and getting free current market analysis reports.

Build that into your cash flow analysis. 

It is more market analysis that you need to cognizant about.
