A real mentor is never paid, its a pay it forward kinda thing.I could see a "win-win" situation where someone is upfront about this, takes the fee and and gives you a workable rental property even at the new price.

I recently pulled out of what seemed like a workable great deal because a total rehab was done on the property without permits; Electrical, plumbing, tree removal, driveway all require permits in this area.

I can't see growing ever really working in an apartment setting, but SFRs with an outbuilding (detached garage, etc) might be workable.

I would say that what I've learned on bigger pockets saved me from doing some bad deals.Since I've not been able to find any workable rentals, and I'm worried about getting stuck with properties I would try to flip, I've been looking more toward lease options.
