That's all you need.Elsewhere in the agreement, it states that the tenant is liable for the costs to clean up any smoke damage or burns from any source, including incense, candles, smoking, or fireplace.I only do month to month, so if they get caught smoking, I give them notice to vacate.

As the clerk how you can trace ownership of a certain property using their grantor/grantee system and by using the tax assessor's system, as well.Yes, I know these things are likely online, however you are in the "wax on, wax off" stage and need to learn the original system for which computers and online databases have merely automated.

It doesn't matter whether you are a builder, baker, or candle stick maker, if your intent is primarily to resell a property  then you cannot do a 1031 on that particular property outside of the GTA (Good Till Audited) window.

If the home is on septic that's a whole other ball of wax to deal with: stuff being put down the drain that shouldn't, septic blockages and repairs, etc.Stay away from mobile homes, stick to sticks and bricks investing.
