The utilities (water, electric, gas) are all single metered and would be a significant undertaking to separate them out.

Owning a 45-unit property with a management company at the helm is not my ideal situation since a building that size require an enormous amount of time to manage, to get to know the tenants, to get the tenants to understand how how the late rents will be handled and that is a huge undertaking to let the tenants know they have to pay the rent and how the late rents and eviction process will be handled and there are so many things that need to be organized and taken care of there is no management company on this planet that will spend the time necessary because the can't.

Not sure how much experience you have doing a greenfield project but 2 guys building an entire house is really big undertaking, even if you sub out the trades.Best of luck.

If he's as good as you say he will be very upfront about both and won't agree to do something he doesn't have the desire or bandwidth to undertake. 

And, third, you don't necessarily need to bring existing structures "up to code" with a subdivision.Going the subdivision route is real honest-to-goodness work and not for the casual investor to undertake.

Use your hourly rate as an architect and manager and estimate the number of hours you will put into this project to determine the "cost' to you of undertaking this project.
