It is on 1.2 acres of property in a very nice neighborhood and it has an RV pad that we can rent out for $1500-$2000 per month.

Gross rents are $1,250.00 a month and we have a two-year lease in place currently.

Can you then decide to list and sell the house two months later...yes.

If a Room for Rent is worth $1000/month, then reverse amortization at current interest rates between 6.5-8.5% for 30 year mortgage would set the price between $130,000 to $158,000.

The only times this makes sense is if you are in a really hot market, especially seasonal ones where you might have 100% occupancy for the summer months or something.

It's basically a legal 2-unit that can cashflow $900/month.

The second DOS was in 2020 when I bought enough properties using "subject to" that I couldn't keep up with rehabbing and some sat for a couple of months.

I resided in the home until summer 2020 (total 2 yrs 9 months) and then deployed overseas for the next 4 years; selling the home in June 2024.  

I have 2 options:- finance the construction pre-selling the apt, and take my profits (expected to be around 700K pre-tax); or- finance the construction with a 6-7%/year loan (collateral = my house), keep the 10 units, and once the building is completed in 24 months, rent them for circa 180K/ year gross.

He offers really good service, great cost effectiveness, and currently finished one in just around 3 months.
