A follow up question I now have would be do you think its smarter to completely pay off the first property before buying a new property or to keep going out and buying new properties once i have enough saved up for the down payment along with extra fees?

Trust me, everyone is going to point the finger at someone else, and if you get involved likely the finger will be pointed at you by both parties.Send the message and let them know that this behavior past a certain time is not allowed and obnoxious before at anytime of the day violates the tenants rights. 

It’s great to be trusted with others hard earned capital but I only accept that responsibility because I KNOW I can do the job - that I have done the job over the years. 

This likely means fewer issues with payments and property upkeep. 

Maybe you can use your duplex as collateral seeing as you don’t have a big down payment?

Since unless there is non payment an eviction will be tough, either way I want them both out  IF you really want them out - which I think is the right solution - then you will lose some money, it's just inevitable.

A better idea is to purchase it inside of a LandTrust, making your LLC a beneficiary of the trust.
