@David Coughlin Old homes are great to cut your teeth on, given you have enough liquidity and go in knowing extra repairs can happen. 

It's been almost two weeks since I've returned and I have still not received any correspondence from them whatsoever.

So my advice is that you either invest in a professional consultation with an experienced accountant to evaluate your entity options - or create no entity whatsoever and just do your first deal under your personal names, with adequate insurance in place.

The really good looking ones, (those will tell you screw mentors... for wholesaling), and the not-so-goodlooking ones, smell a little funny, bad teeth and are mean to baby kitties, that will tell you to look for a mentor.See... looking for a mentor or not doesn't depend on the niche you are trying to get into... unless you want to become a doctor .. or a licenced engineer or some lame profession like that.See you needing a mentor or not depends on YOU!

Is anyone going to provide any cautionary info whatsoever on someone's very first investment being a random small multi in a market like Cleveland? 

I've worked with a realtor and, unfortunately, it's not helping me in any way whatsoever.

Ended up friends with these guys and it was great to have someone to talk shop with and get ideas from outside of BP since everyone I know in real life is either a poor slob or has no interest in real estate whatsoever.
