I personally would love to see all of the no money down to low money down fantasy to actually become illegal to promotel I can't stand those folks advocating real estate investing with no money, no credit, and no experience.

The way investing in tax liens is promoted you would think no on knows about them, NOT !!!!

Maybe you can move up and get a promotion where you currently work?

Rawn, I think the reason for the PM is that folks are afraid of violating rules about self-promotion.

The rest is fluff, people promoting themselves, people who are desperately locked in a fantasy that they're big time successful real estate investor, or people who are no good at conveying complex information, or just people who should have the simple sense not to write half the posts they do.Send me a message.

@Caleb Heimsoth the worrisome part is I can’t tell if it’s a scammer or the real guru promoting these deals.

I try to pay attention to the rules, but a couple of times I've stepped over the line of "self promotion" without really thinking about it.One of the best parts of BP is that they don't allow spamming. 

Then I kindly explain to the potential renter that the rent stated is only a promotion for the first month.             

I know the forum doesn't allow searching for mentors or promoting services.

I'm an REI newbie and have been talking to several MF syndicators and have learned they mostly use IRR when promoting their offerings.
