There's something to be said for going passive when you're ready...and the stress reduction that brings :) They're a great planning tool for sure.I found TICs and DSTs when doing research for a solution for my father who was in the hotel business and trying to find a tax favored exit strategy at retirement.

The value from airbnb isn't in the real estate (unless you convert the structure to a hotel).....airbnb is a business in and of itself and it's 100% geared toward customer service and experience.

Examples: A guy with hotels who used business /personal credit cards for free flights, a guy doing private investing/hard money lending, and last month was a guy who told the story of a 12+ property deal spanning 2 states and 1 primary residence of the seller.

With short-term rentals, you are responsible for those things but also things like pool care, lawn care, pest control, electrical, cable, furniture maintenance, dishes/towels/utensils/etc, cleanings, (you see where i'm going with this), essentially you are operating a hotel.

In the end though, I think you are simply going to get Corporate bookings by being an Airbnb as most business travelers I know use Airbnb anyway to book when hotels are not available.

Furnished rentals work well in studios especially and can net substantially higher rent than a long term lessee (the hotel room effect).Would target key tech areas to get all the interns and other busy spots near downtown / Santana Row.
