I've got a pretty good idea of how I'd like it structured (terms) but I'm not finding any forms, or even examples of forms, to use. 

My somewhat unique situation is that I have low reported income due to the structure of my investment accounts, yet I have access to meaningful capital.

And even there, ready options exist where persons "could" do it all for pennies on the dollar of this prevailing fee structure and still that vast majority select the prevailing structure of things. 

More demand than supply.

If something happens and someone is injured due to over occupancy you could open yourself to legal liability and you would have to check with your insurance policy to see if you are covered since you knowingly would be operating for more occupancy than permitted for the structure.

The town granted the restaurant a temporary exemption based on the fact the business creates jobs, which would be reviewed with new owners or landlords.Another issue is mixed use is structures from another era and it's use had been grandfathered.

I'm also trying to figure out the best way to structure my series llc (in Ohio) and I'm getting both perspectives.

This is part of my loan process - a discovery and strategy session with the client to understand their scenario, future plans, and overall situation so I can structure the loan to fit into it. 

Can you afford to work with those who don't have the depth of experience, the network, the structure, and the commitment to keep you out of trouble?
