Unfortunately - there are a couple of issues here that likely make this hard to finance:-"Cabin style" dwellings typically are difficult to finance as the secondary capital markets treats these differently than standard single family homes as the buyer pool for a "cabin" dwelling is less than that of a standard home.- Yurts: Lenders typically have difficulty financing Yurts as they are moveable collateral.

Hey @Denise Evans and everyone diving into the BRRRR world, you’re raising a crucial point about making sure every single penny is acounted for before signing on that dotted line.

Louis Fed shows the delinquency rate on residential single-family mortgages, and proves there's a way to spin this data to show that delinquencies are increasing rapidly.

With this timeline approaching pretty quick, do any of y'all suggest sticking it out until I find the right multi-family or would you jump on a good single family I can turn around and rent out down the road. 

One of our clients purchased and renovated a single-family home property for Section 8 use.

We never sold a single property. 

Many of these were lost in tax sales, and the ones that they got re-performing underwrote loan mods at low single digit interest rates during ZIRP and could not resell them at a profit once interest rates were hiked.

Again not a big deal for a home owner with one single mortgage to keep track of if their loan changes services occasionally, but with a number of loans all changing companies multiple times in the same year, it becomes frustrating trying to keep track of all of these changes, only to have more changes.   

I also like the fact that they have been in this business since before the 2007/2008 downturn (many syndicators are newer than that) and that they have never lost a single investor's money.Anyway, that is what I can tell you so far - but I've also seen great things mentioned about them on BP and see Brian on BP a lot answering questions for folks.
