Can't remember the breed right now, but are not an aggressive kind, just heavy weight, and I can imagine all the hair. 

It’s crazy to me how many potential tenants have aggressive breed dogs.

I have done a bit of single-family rentals and have always allowed pets, no breed restrictions.

However, that deal is a rare breed.

x  of rent, typically 3x, criminal convictions, ie misdemeanors ok but felonies,no, evictions, ie 5 years in past or no evictions, pets, need to check insurance policy because some companies don't allow certain breeds of dogs?

If the breed does not meet the lease requirements, it is a lease violation to keep it on the property. 

I think you might be a rare breed liking to deal with law suits! 

Copy/paste a nice/basic message, stating what the requirements are, what the limitations are (ie: breed restrictions), and when the showing is. 

They have been cordial tenants and no late payments etc. but have pushed back on weight/breed restrictions for pets and asked about support animals. 

I rent to carefully screens Abode and Section 8 tenants because they ones I personally screen are what I look for…No smoking of any kindNo dangerous breed animals No felonies or evictions everI also look at their car when they drive up…I had someone drive up in a BMW and he told me he also had a Harley Davidson.
