Now if the Landlord contacts the HA saying the tenant owes back rent and the tenant disputes the charges then it has to be settled in JP Court.

My wife is an amazing decorator and we are toying with the idea of leaving all furniture/ammenities in the house and renting to mid-term renters (people relocating needing a place while they get settled, healthcare providers doing residencies etc..)...I'd really appreciate any feedback from anyone who has experience with this..ideas on advertising, pricing rents, contracts etc....thanks in advanceBrian

Now rather than be petty and tape a cure notice to your door, the landlord tried to settle this issue in a way that works for both of them... and it seems fair. 

We settled on Memphis, after trying Phoenix and Atlanta, largely because we found some good local professionals we could trust and get good advice so we felt less scared about jumping in, after having very bad experiences in both Phoenix and Atlanta with dishonest property managers.

I put $25,000 into repairs, but could have saved $5,000 if I had gone with the GC's people instead of my own (at the time I had not quite settled on the GC). 

Because of timing and access issues it might be more realistic to settle with your own cash then refinance. 

I would just settle in with the lender that you working with, ask them the options to help reduce your rate and go forward. 

If the previous tenants costs exceed the deposit, the account recievable stays as an expense against the property owners rent revenue until the tenant settles up.To me this is very odd, and I never experienced it until this month, does anyones property management company do their book keeping this way?

The home is settled like many older homes are and historically had carpet throughout on top of the old hardwood floor.

All lien holders will need to be settled.
