There's no roof or sewer for you to manage.

Is this a decision about one or the other - either write off the old roof OR depreciate the new roof? 

I would not add much, a simple bedroom, bathroom, kitchen, and hvac.Another aspect of this deal is that the building is listed as a historic building and thus could qualify for some grants. 

I just closed last week on a duplex, new roof, windows, siding, furnaces, HW tanks, all cosmetic for ready,.....70k, Rented for 1800.

Has a unique garage that is open air, but  roofed and on the same slab as the  rest of the house. 

If you have a good screening process that checks all aspects of their background, you'll weed them out through other means.

You've got to bring your A-game in all aspects.

With the exception of finding the tenants (I use an agent) I manage all maintenance aspects of the property but am coming to a point where I might want to move on and considering doing a 1031 exchange to of course avoid Cap Gains and invest in another property closer to my primary residence.

There are actually several aspects to investing, so it depends on which aspect you mean.
