If someone gets bent out of shape because of the way someone responded on a public forum, they have not yet developed the needed “thickness” of skin.  

I usually dont respond to post that appear to be newbie one and done questions because many lack seriousness.

@Javier Parra Garcia..not to hijack the thread, given the age of it, but wanted to respond here. 

I agree with everything you've written and I appreciate you taking time out of your day to respond. 

If you failed to timely and properly respond to the demand for the value of the improvements, then you lost the right to be paid for them.

It's faster in Broward County, FL, especially if the tenant doesn't respond.

And it is happening faster than society can respond.

You're going to be call or mailing land owners....just saw a guy mailing out 34,000 mailers...probably 60cents or more a letter....so just that one mailing is a $15,000 up front investment....plus you need to have systems set up to respond to that amount of mail and response, and the money either to buy those deals that come thru or if you're going to try to wholesale them, then the money to find your end buyers.
