Always root for owners to be ok. 

You probably won't get caught are famous last words for many people with red cards on their properties before listing it, closing it to flip and sell, or to turn into rentals.

In fact, the only time we ever had an animal do more damage than the deposit was on a set of tenants that had red flags but we accepted them anyway against our better judgement.

Too many red flags?  

I think everyone is rooting for Detroit to succeed as a city.. but your right when I was doing bizz there Wayne county was about as dysfunctional as could be.. 200 rehabs since the first of the year is something.. thats averaging 40 a month.. that would take a monster man power operation thats for sure. 

I sent an email, but it came back as undeliverable.Is this a red flag, and should I move on to other applicants?

If total, then you'll be in the red.

Now, of course, every city and state is different, but that is a red flag that it may not even be a real notice?

If you wanted a root canal, would you go to the dentist that has worked in the field full-time for ten years, or would you pick the cheaper dentist that does it as a side hustle?

I have since put everything back on ebay and have sold it all, getting most of my money back. ( Very proud of myself for figuring out a way for a broke *** red neck idiot, to get basically a free Real estate investing education which so far has made me a buck or two,)    :)     Even today when I feel I need to get current in trends and techniques I go to ebay for some easy listening material, but I've found that most of it is just rehashed fluff from the origional gurus from my early years.
