I have an opportunity to purchase an investment property that is NOT ON THE MARKET yet.

I would much rather add a property to my portfolio..

Using the equity I built up in that property I got a HELOC and started investing remotely out of state.

Since you have more time than capital right now, consider side hustles like Airbnb co-hosting, property management for other investors, or even leveraging your nursing background to consult for mid-term rental owners.

This is one of those, as is the neighboring properties (all of which operate as duplexes, though officially are noted as SF).

Raise the $600K, do the pre-development work, then “sell” the property to NewCo.  

Then look at places where you can buy those properties, and last investigate with HUD what is the section 8 rental in those areas.In that way, you will collect a lot of knowledge in the process.

The property is 4 stories and 93,542 square feet and was constructed in 1989.

I hope no one is using this to actually purchase property subject to.
