The purchase price is 255k the deposit required is 40k, the investor is proposing for me to provide 20k and will give me a 12% return on top of my 20k deposit.

I have developed an startup RE proposal and I am looking for an experienced RE investor.

With the location on the edge of an improving and re-developing downtown, does that increase the value of these proposed new homes despite the existing ones?

The proposed refinance = 30 years, monthly P/I = $670, rate 4.75% 5/1 arm portfolio loan, but closing costs seem high at $2400.Goal is more cash flow to put toward additional properties.

So do your homework and make sure the proposed investment will pay for itself with money left over to cover your risks.
